Private Property Impounds in Louisville, KY

Keep your lots clear, compliant, and low-drama. Photo documentation, ordinance-aligned authorizations, and predictable communication, so managers get clean lots without resident blowback.

How the program works

  1. 1Parking review: we walk the property with management, map the zones, define what counts as a violation, and set escalation rules.
  2. 2Signage and notices: compliant signs posted at entrances and key areas, plus resident letters and permit templates where you need them.
  3. 3Authorization flow: every tow is authorized per ordinance by the owner or an authorized agent, and every approval is logged.
  4. 4Documentation: time-stamped photos of the signage, the plate and VIN, the vehicle's position, the violation itself, and its final placement.
  5. 5Transparent releases: itemized receipts, published lot hours, and after-hours release where permitted.
  6. 6Reporting: manager access to photo logs and summary reports, with optional monthly audit packets.

Three ways to run enforcement

  • Call-in: the manager or a designated agent requests removal per your policy. Best for smaller communities or targeted enforcement.
  • Patrol: scheduled patrols inside approved hours and boundaries. Good for chronic violators and fire-lane or ADA control.
  • Hybrid: call-in on weekdays, patrol nights or weekends — tuned to your property's actual traffic pattern.

What we enforce

  • Fire lanes, hydrants, red curbs, and blocked access or egress.
  • ADA spaces, access aisles, and ramp obstructions.
  • Permit-only and assigned spaces, plus guest and overflow rules.
  • Double-parking, and parking on sidewalks, grass, or landscaping.
  • Abandoned and inoperable vehicles — flat tires, no plates, expired tags, visibly untouched for weeks.
  • Loading zones, dumpster blocks, and EV-charger blocking.

Notice policyNon-immediate violations can get a 48-hour sticker before any tow, if your policy requires it. Immediate hazards — fire lanes, hydrants, blocked ADA access — may be towed without prior notice, in line with the ordinance and your posted rules.

Vehicle scope

We handle light-duty and most medium-duty vehicles — anything heavier than an F-150 up to and including an F-450, weight and access dependent. Heavy-duty units are outside our scope. EV and hybrid procedures follow manufacturer guidance, which means no dragging drive wheels and transport mode where it applies.

Why property managers choose us

  • Ordinance-aligned: processes built around LMCO and KRS requirements, which is what reduces disputes and liability.
  • Audit-ready photo logs: transparency residents and owners can actually be shown.
  • Resident-friendly: clear rules and real notice cut complaints and chargebacks before they start.
  • Predictable response: honest ETAs, proactive updates, and clean handoffs.
  • Professional standards: uniformed drivers, insured equipment, and a secure, orderly yard.

Getting a property onboarded

Onboarding is a walk-through, a signed authorization, and a signage plan. Most properties are live within a week. Call dispatch and ask for the property manager line, or email us and we'll set up the walk-through.

Frequently asked questions

Who is allowed to authorize a tow from our lot?
The property owner or an agent the owner has designated in writing. We log who authorized each removal, which is exactly what you want on record if a tow is ever disputed.
Do you sticker vehicles before towing?
If your policy calls for it, yes — a 48-hour sticker on non-immediate violations. Immediate hazards like fire lanes and blocked ADA access can be towed without prior notice.
What does the program cost the property?
For most standard enforcement programs, nothing — the vehicle owner pays on release. Patrol schedules and signage packages are quoted per property. Call and we'll be specific about your lot.
What happens when a resident disputes a tow?
They get pointed at our appeal process, and we produce the photo record: the signage, the position, the plate, and the timestamp. Most disputes end there.
