Keep your community organized, compliant, and easy to manage. Our Parking Lot Signage & Permit System gives apartments, HOAs, and commercial properties a turnkey package: compliant entrance signs, zone markers, and permit workflows (physical or digital) tied to TowBook photo documentation and clear enforcement rules.
What’s Included
Signage Plan & Placement: Entrance, fire lane, ADA, visitor, EV-charger, loading, no-parking zones, tow-away notices, and overflow/guest areas.
Permit System: Physical hangtags or decals, plus digital permits (plate-based) with manager portal options.
Onboarding “Parking Review”: Walk the property, map zones, set violation tiers and sticker/tow thresholds.
Documentation: Time-stamped photos of signage, plate/VIN, position, and violation details in TowBook.
Resident Communications: Bilingual (English/Spanish) resident letters, policy one-pagers, guest/contractor pass templates.
Reporting: Monthly photo logs and enforcement summaries that are audit-ready.
Signage Standards (Compliance-Forward)
Entrance Tow-Away Notices: Large, reflective, readable from the drive lane; includes operator name and contact per local rules.
Fire Lanes & Hydrants: Red curb/marked zones with clear “No Parking / Tow-Away” and access aisle arrows.
ADA & Access Aisles: Proper symbols, wording, and minimum height; access aisles marked and enforced.
EV Charging Stalls: “Charging Only” signs with time/plug-in requirements; anti-ICEing policy.
Visitor/Guest, Overflow, Assigned: Clear time windows and permit rules to reduce disputes.
Loading/Dumpster/No-Blocking: Bold directional arrows and time-limit language.
Speed & Safety Reminders: Optional signs for speed control, pedestrian crosswalks, and stop bars.
Placement Matters: Signs are positioned for driver sightlines (not just sidewalks), mounted at compliant heights, and repeated where turning movements make entrances or restrictions easy to miss.
Permit Options (Pick One or Mix)
Physical Permits
Hangtags: Easy to swap; color-coded by building/zone; serialized to cut fraud.
Decals: Windshield or rear glass; tamper-evident; barcode/QR optional.
Digital Permits (Plate-Based)
Residents register plate(s); managers approve in a portal or spreadsheet import.
Guest passes issued by date/time or rolling windows; QR or short code for quick validations.
Enforcement: Plate lookup + photo verification in TowBook; no need to check the dash.
Hybrid
Physical for residents, digital for guests/contractors—best of both worlds.
Enforcement Workflow (Zero-Drama)
Policy Setup: Define violations, grace periods, and sticker/tow rules.
Sign & Notify: Post signs; deliver resident letters before go-live.
Permit Activation: Load resident plates/hangtags; issue guest pass instructions.
Verify & Document: Patrol or call-in; verify permit/plate; TowBook photos of sign, position, plate/VIN.
Sticker or Tow: Non-immediate violations get a 48-hour notice if required. Hazards (fire lanes, blocked ADA) may tow immediately per policy.
Report: Managers receive logs and monthly summaries; adjust hot spots or hours as needed.
Vehicle Scope (Light & Medium Duty)
We enforce on light- and many medium-duty vehicles—anything heavier than an F-150 up to and including an F-450 (weight/access dependent). Heavy-duty is out of scope. EV/Hybrid handling follows OEM guidance (no wheel dragging; transport/ship modes used).
Manager Toolkit (Included)
Entrance/zone signage map with mounting heights and hardware list
Resident letters (English/Spanish) explaining rules, permits, and start date
Guest/contractor pass templates (printable and digital)
Permit roster template (CSV) for building/zone organization
Monthly report template with metrics (violations by type/time/zone)
