Apartment & HOA Towing in Louisville, KY
Keep your community orderly, compliant, and low-drama. Photo documentation, ordinance-aligned authorizations, and clear resident communication, so managers get clean lots without the blowback.
What's included
- Parking review at onboarding: walk the property, map zones, define violations, set sticker and tow rules, confirm patrol windows.
- Signage and resident materials: entrance and zone sign guidance, resident letters, and guest and permit templates.
- Authorization flow: each tow authorized per ordinance by the owner or designated agent, with approvals logged.
- Proof on every action: time-stamped photos of signage, vehicle position, plate and VIN, violation details, and lot intake.
- Predictable communication: ETAs, updates during enforcement, and post-incident summaries you can forward to a board or an owner.
Three ways to run enforcement
- Call-in: the manager or a designated agent requests removal per your policy. Best for smaller communities or targeted enforcement.
- Patrol: scheduled patrols inside approved hours and boundaries. Good for chronic violators and fire-lane or ADA control.
- Hybrid: call-in on weekdays, patrol nights or weekends — tuned to your property's actual traffic pattern.
What we enforce
- Fire lanes, hydrants, red curbs, and blocked access or egress.
- ADA spaces, access aisles, and ramp obstructions.
- Permit-only and assigned spaces, plus guest and overflow rules.
- Double-parking, and parking on sidewalks, grass, or landscaping.
- Abandoned and inoperable vehicles — flat tires, no plates, expired tags, visibly untouched for weeks.
- Loading zones, dumpster blocks, and EV-charger blocking.
Notice policyNon-immediate violations can get a 48-hour sticker before any tow, if your policy requires it. Immediate hazards — fire lanes, hydrants, blocked ADA access — may be towed without prior notice, in line with the ordinance and your posted rules.
Vehicle scope
We handle light-duty and most medium-duty vehicles — anything heavier than an F-150 up to and including an F-450, weight and access dependent. Heavy-duty units are outside our scope. EV and hybrid procedures follow manufacturer guidance, which means no dragging drive wheels and transport mode where it applies.
The manager toolkit
- An entrance and zone signage plan with a placement guide.
- Resident notification letters you can send before enforcement starts.
- Guest and permit templates that match how your community actually parks.
- A single point of contact at dispatch rather than a general queue.
Why boards and managers choose us
Enforcement fails when residents feel ambushed. The program is built so that by the time a vehicle is towed, the rules were posted, the resident was told, and there's a photo record of both. That's what keeps a board out of an argument it can't win.
