Keep your community orderly, compliant, and low-drama. Our Apartments & HOA program pairs TowBook photo documentation, ordinance-aligned authorizations, and clear resident communications, so managers get clean lots without blowback.
What’s Included
Parking Review (Onboarding): Walk the property, map zones, define violations, set sticker/tow rules, and confirm patrol windows.
Signage & Resident Materials: Entrance/zone sign guidance, resident letters (English/Spanish), guest/permit templates.
Authorization Flow: Each tow authorized per ordinance by the owner or designated agent; approvals logged in TowBook.
Proof on Every Action: Time-stamped photos—signage, vehicle position, plate/VIN, violation details, and lot intake.
Predictable Communication: ETAs, updates during enforcement, and post-incident summaries managers can share.
Enforcement Options
Call-In: Manager or authorized agent requests removal on demand.
Patrol: Scheduled patrols during agreed hours for chronic problem areas.
Hybrid: Call-in weekdays, patrol nights/weekends—tuned to your traffic patterns.
What We Enforce (Examples)
Fire lanes/hydrants, red curbs, blocked access/egress
ADA spaces & access aisles, ramp obstructions
Permit-only/assigned spaces, guest & overflow rules
EV-charger blocking and loading zone abuse
Abandoned/inoperable (no plates, flats, immobile)
Sidewalk/grass/landscaping, double-parking, dumpster blocks
Sticker Policy: Non-immediate issues can get a 48-hour violation sticker before towing, if your policy requires it. Immediate hazards (fire lanes, blocked ADA) may be towed without notice—aligned with posted rules and ordinance.
Vehicle Scope (Light & Medium Duty)
We handle light- and many medium-duty vehicles—anything heavier than an F-150 up to and including an F-450 (weight/access dependent). Heavy-duty units are out of scope. EV/hybrid procedures follow manufacturer guidance (no wheel dragging; transport/ship modes used).
